What's happening

This bill removes limited liability protections for property owners or managers who fail to provide legally required security.

Why it matters

  1. Holds property owners and managers fully accountable. if they neglect to provide legally mandated security, meaning they can no longer limit their financial responsibility in lawsuits related to security failures.

  2. Increases legal risks for landlords and property managers. , which may incentivize them to invest more in proper security measures (such as locks, lighting, cameras, or security personnel) to avoid potential lawsuits.

  3. Potentially benefits tenants and visitors. by improving overall safety standards in properties, since owners can no longer rely on limited liability if harmed due to inadequate security.

  4. Applies retroactively to ongoing legal cases. , not just future incidents, so current plaintiffs could see changes in the amount they can recover from property owners/managers found negligent in security requirements.
