This bill expands the Islip Industrial Development Agency's powers to assist and finance certain retail projects on former town-owned land after environmental cleanup.
Why it matters
Enables the Islip Industrial Development Agency (IDA) to support and finance retail projects. including those where retail makes up more than one-third of total costs—on land formerly owned by the town, provided certain conditions like environmental cleanup and local approvals are met.
Links economic development to environmental remediation. by requiring project developers to complete environmental cleanup of the site as a condition for receiving assistance, ensuring that economic incentives are tied to community and environmental benefits.
Expands the scope of IDA support beyond traditional industrial/manufacturing projects. to include commercial and retail developments, potentially diversifying the local economy and increasing job opportunities in Islip.
Adds oversight and accountability. by mandating that projects be selected through a competitive bidding process and approved by the town board, which could help ensure transparency and public benefit in the use of public economic development tools.
