What's happening
This bill requires affordable housing programs in New York City to calculate area median income (AMI) based on the specific county where a project is located.
Why it matters
Tying AMI to the specific county (rather than the broader city or region) could make affordable housing programs more accurately reflect local income levels, potentially making units more accessible to lower-income residents in higher-need neighborhoods.
This change may limit the practice of using higher citywide or metropolitan AMI figures, which can sometimes result in "affordable" rents that are out of reach for many local residents, especially in lower-income boroughs of New York City like the Bronx or Brooklyn.
The new requirement could impact the financial feasibility and design of future affordable housing projects, influencing both the rents set and who qualifies for these units, thereby affecting the overall mix and inclusivity of affordable housing in New York City.
