What's happening

The bill prohibits insurance companies from asking property owners if tenants receive Section 8 or other housing subsidies.

Why it matters

  1. Reduces Discrimination Risk. By preventing insurers from asking about Section 8 or other subsidy participation, the bill aims to curb indirect discrimination against tenants who use housing assistance—helping ensure these tenants are not penalized through insurance-related decisions.

  2. Protects Landlords’ Insurance Access. The bill makes it illegal for insurers to deny, cancel, or refuse to renew property insurance just because a landlord won’t disclose if they have subsidized tenants, safeguarding landlords from potentially unfair loss of coverage.

  3. Supports Affordable Housing Participation. Property owners may be more willing to rent to Section 8 or subsidized tenants if insurers cannot use this as a factor, potentially making more housing available to low-income renters and supporting broader affordable housing goals.
