What's happening
This bill requires all rented or non-owner-occupied dwellings in New York to have an operable fire extinguisher installed.
Why it matters
Expands fire safety requirements. to nearly all types of non-owner-occupied housing, including not just traditional rentals but also condos, co-ops, dorms, boarding houses, and nursing homes—meaning a wide range of residents could benefit from better protection.
Establishes standardized guidelines. for the type, design, and installation of fire extinguishers, which means landlords can’t just install any extinguisher—they must meet state-approved safety standards, potentially improving the effectiveness and reliability of equipment.
Targets both temporary and permanent residences. , so the law covers short-term rentals (like some tourist houses or dorms) as well as long-term housing, addressing fire risks in a broader range of living situations.
Could affect landlord responsibilities and costs. , as property owners and managers would need to purchase, install, and maintain compliant extinguishers, possibly impacting rent prices or operational procedures but enhancing tenant safety.
